The buying process

The first step is a free assessment of what you are looking for. It can take several conversations and carries no obligation whatsoever. We then email you matching properties with photos and an honest description.

Once there are a few worth seeing in person, we help arrange the trip. In Alanya a colleague who speaks your language accompanies the viewings and the entire purchase process.

If you are serious, it is worth travelling with a deposit: good properties sell within days. A deposit is typically ten per cent of the purchase price, but at least a few thousand euros.

First we obtain a Turkish tax number for you. It is a simple process, roughly ten minutes, and needs no appointment.

Next we open a Turkish bank account with euro, dollar and Turkish lira 'pockets'. You receive the card when the account is opened and can use it immediately.

The third step is a power of attorney before a notary, which lets the administration continue in your name. All of this can be done in a single day, because we can arrange priority handling everywhere.

Then comes the sale itself and the issuing of the title deed (TAPU), on which you appear as the owner.

Because the Alanya market moves fast: good properties sell within days, and a public list would be out of date within weeks. We would rather not show you properties that are already gone.

Instead we show a few characteristic examples per price bracket, so you get a realistic picture of what your money buys. Once you have told us what you are looking for, we send what is genuinely available and genuinely right for you.

Ownership and law

Yes. A foreign individual can acquire property ownership directly in Türkiye. Once the sale completes, you appear on the title deed (TAPU) as the owner, with full rights.

The authenticity of the deed can be checked in the local digital system, even via a QR code. The property can be inherited, gifted and sold at any time.

Before every purchase we check the title: the identity of the owner, any charges, mortgages and the building permits.

In Türkiye, tax on the gain from selling a property depends on how long you owned it: after a defined holding period a sale typically creates no tax liability. We always confirm the precise rules for your situation before a sale.

Costs and taxes

The largest item is the title transfer fee, a few per cent of the official value of the property. On top of that come notary fees, translation and interpreting fees, the cost of opening the bank account and the premium for the compulsory earthquake insurance (DASK).

In practice these items together typically amount to a few thousand euros, depending on the value of the property. You always receive the exact, itemised figure in writing in advance — there are no surprises afterwards.

We charge no agency fee on the buyer's side.

For an average property of 90–100 square metres, used a week and a half to two weeks a month, water, electricity, internet, the cleaning after each stay, the service charge (pool and building maintenance) and topping up the Turkish mobile together usually come to a modest sum each month.

The service charge varies a great deal between complexes: it is higher in a development with an indoor pool, sauna and concierge, and considerably lower in a smaller, simpler building. We always show you the actual figure before you buy.

If you wish, we manage the property in full. We pay the bills and the service charge, represent you at residents' meetings and keep on top of everything the property needs.

Property tax in Türkiye is low by international standards: for an average apartment of 80–100 square metres it amounts to a modest sum a year, payable to the municipality, usually in two instalments.

On request we take care of the payment and include it in your account.

Life in Alanya

As a citizen of an EU member state you can enter without a visa and stay as a tourist for a limited period — typically 90 days within any 180.

For a longer stay you can apply for a residence permit (ikamet); one possible basis for it is property ownership above a defined value. Above a higher investment threshold, Turkish citizenship may also come into play.

These thresholds and conditions change from time to time, so we always verify the current rules individually for you before the purchase.

No tourist tax arises from private use of your own property. Friends and acquaintances may use the apartment freely, with no time limit.

There are two well-established routes. One flies to Antalya, from where a transfer to Alanya takes roughly an hour and a half to two hours. Several airlines serve this route.

The other is to change in Istanbul and land at Gazipaşa airport, which is already close to Alanya, so the transfer is short. Overall you can be in Alanya within four to five hours of travel.

Letting

Yes. We help organise the letting, welcome the guests, arrange cleaning and look after the maintenance.

Thanks to the long season, letting an Alanya property typically yields a few per cent net a year — the exact figure depends on the location, the specification and the letting strategy. Before you buy we give you a realistic estimate, not a flattering one.

Rental income is taxable in Türkiye above an annual exemption threshold. We can handle the declaration and the payment.

On top of that come cleaning, guest handling and any repairs. We can give you a predictable flat rate for these so that your yield calculation stays realistic.
