Buying property in Türkiye

In a foreign purchase the property is rarely the hard question — the procedure is. Who signs what, when, where and for how much. This page walks through the whole sequence, the costs and the documents you need.

The steps of a purchase

    The brief

    Budget, distance to the sea, district, number of rooms, intended use. Those few facts decide what is worth discussing at all. Free of charge and without obligation.

  2. 02

    A targeted shortlist

    Matching properties arrive by email: photographs, floor area, distance to the sea, service charge and an assessment. A few genuinely relevant items instead of a catalogue.

  3. 03

    The trip and the viewings

    Help with flights, transfer and accommodation. A local colleague joins the viewings, and the neighbourhood gets seen too, not only the apartment: shops, doctor, bus stop, shore.

  4. 04

    Tax number, bank account, power of attorney

    The Turkish tax number, a multi-currency bank account and the notarised power of attorney can normally be arranged within one working day, with priority handling and no queueing.

  5. 05

    Due diligence and reservation

    Before any deposit come the checks: title deed, charges, mortgages and permits. A reservation follows only after that — and only if the checks came back clean.

  6. 06

    Completion and title deed

    Completion takes place at the land registry with an official interpreter present. At the end the buyer is the registered owner on the title deed, with full rights — and holds the keys.

  7. 07

    Furnishing and setting up

    Furniture, transferring the utility contracts, getting the internet connected, insurance. If the owner has already flown home, delivery and installation are received locally too.

Costs on top of the price

Title transfer fee

A few per cent of the official value of the property, paid to the land registry. This is the largest one-off item on top of the price.

Notary and translation fees

The power of attorney, the certified translation of the passport and the official interpreter. Fixed, predictable amounts.

Opening the bank account

Account opening and card fees are low in Türkiye, and the ongoing cost of maintaining the account is close to negligible.

Compulsory earthquake insurance (DASK)

A legally required annual policy that is also a precondition for the utility contracts. The premium depends on the floor area and is typically modest.

Utility transfer and connection

Transferring or setting up the water, electricity and internet contracts, including deposits. Handling this is part of the service.

Buyer-side agency fee: none

The selling side pays the brokerage fee. No commission falls on the buyer, and none is built into the price either.

After the purchase

Furnishing

Reliable furniture shops and fitters, including taking delivery and overseeing installation — even when the owner is not in Alanya.

Running the property

Paying bills and the service charge, representation at residents’ meetings, maintenance, cleaning before arrival and after departure.

Letting

Advertising, welcoming guests, key handover, cleaning and itemised accounting. Alongside the yield, it is visible what the yield is made of.
