Mahmutlar is the district most foreign buyers get to know first, and for good reason: it offers the widest selection, the broadest price range and the kind of urban infrastructure that lets you live a full life without a car. Bakeries, greengrocers, pharmacies, cash machines and restaurants line the streets, while a several-kilometre promenade runs along the shore with a cycle path, benches and playgrounds.

Most residential buildings here went up in the past two decades, typically with a shared pool and gym, often with a sauna and an indoor pool as well. Distance from the sea matters a great deal in the price: front-line properties cost considerably more, while a few streets uphill — still within walking distance — prices drop noticeably.

The district is genuinely international. Hungarian, German, Russian, Scandinavian and Iranian owners all live here, so shops and offices are used to dealing with foreigners. The weekly market and the large supermarkets make everyday shopping simple, and local minibuses (dolmuş) run frequently into the centre.

Good to know

Densely built and urban in feel — if you want complete quiet, look at Kargıcak instead.
The front line by the beach costs significantly more, but it is the most sought after for letting.
Summer traffic is lively; one or two streets back from the main road it is much quieter.
