The search starts with questions

The first conversation is not about properties but about what the property is for. A holiday home, a permanent home or a letting investment lead to three quite different parts of the city.

A front-line apartment facing the sea is excellent as a holiday home, but for letting a cheaper flat two streets back often returns more. That distinction is worth settling at the start, not after the third viewing.

The checks are not a formality

In Türkiye the title deed can be verified digitally, but there is still plenty to look at: who is the registered owner, is there a mortgage or enforcement, are the building and occupancy permits in place, and does the floor plan match reality.

Those checks always come before the deposit. If any point fails, the property leaves the list — even if it was well liked.

The paperwork is the harder half

Choosing the property takes a few days. The tax number, the bank account, the power of attorney, the land registry appointment and the utility contracts are a separate procedure, conducted entirely in Turkish, where one missing document can push completion back by weeks.

That sequence is handled locally, with appointments arranged in advance. The buyer normally needs to give it a single day.

The work does not end at handover

A property by the sea keeps running while its owner is a thousand kilometres away. The service charge has to be paid, votes cast at residents’ meetings, the air conditioning serviced, guests received and the flat cleaned afterwards.

This part is available on request, with itemised accounts: an invoice for every cost, a statement for every payment received.

What is included

Brokerage alone is not much. This list sets out what is handled, at no separate charge on top of the purchase price.

Legal checks before any deposit

Title deed, charges, mortgages, building and occupancy permits — every property goes through a check before any money changes hands. Contracts are read by a lawyer and explained clause by clause.

Official procedure, handled locally

Tax number, multi-currency bank account, notarised power of attorney, completion at the land registry, utility contracts. All of it runs in Turkish, in Turkish offices — and all of it gets done, usually within a single working day.

A shortlist, not a catalogue

The brief produces a handful of properties, not a hundred. Each comes with a frank assessment of its strengths and weaknesses — including when an asking price is simply not worth it.

Management after handover

Bills, service charge, representation at residents’ meetings, maintenance, cleaning and letting. The property keeps running while you are away, with itemised accounts.
