The market

Why the Turkish Riviera

For a home by the sea most buyers first think of Spain, Greece or Croatia. For the same money the Turkish Riviera gives a longer season, cheaper running costs and better-equipped buildings: in today's Alanya developments a pool, a gym and a sauna are standard, not a premium.

The market is priced in euros. A foreign private individual acquires ownership directly, in their own name, and the title deed (TAPU) can be verified digitally, even by QR code — no company formation or indirect structure is needed.

The third reason is the length of the season. You can swim from April to December, and the restaurants and bars along the shore largely stay open all year. That matters beyond holidays: the letting season is far longer than at most European resorts.

The service

Four things that get handled around the purchase

Choosing the property is the smaller half of the work. Checking the title deed, the tax number, the bank account, completion at the land registry and the utility contracts weigh just as much — and all of it happens locally, in Turkish. We carry that entire sequence, in English, German and Hungarian.

Legal checks before any deposit

Title deed, charges, mortgages, building and occupancy permits — every property goes through a check before any money changes hands. Contracts are read by a lawyer and explained clause by clause.

Official procedure, handled locally

Tax number, multi-currency bank account, notarised power of attorney, completion at the land registry, utility contracts. All of it runs in Turkish, in Turkish offices — and all of it gets done, usually within a single working day.

A shortlist, not a catalogue

The brief produces a handful of properties, not a hundred. Each comes with a frank assessment of its strengths and weaknesses — including when an asking price is simply not worth it.

Management after handover

Bills, service charge, representation at residents’ meetings, maintenance, cleaning and letting. The property keeps running while you are away, with itemised accounts.

The process

From the first question to the title deed

Uncertainty is the real enemy in a foreign purchase. So here is the whole sequence, step by step: what happens, in what order, how long it takes and what it costs.

    The brief

    Budget, distance to the sea, district, number of rooms, intended use. Those few facts decide what is worth discussing at all. Free of charge and without obligation.

  2. 02

    A targeted shortlist

    Matching properties arrive by email: photographs, floor area, distance to the sea, service charge and an assessment. A few genuinely relevant items instead of a catalogue.

  3. 03

    The trip and the viewings

    Help with flights, transfer and accommodation. A local colleague joins the viewings, and the neighbourhood gets seen too, not only the apartment: shops, doctor, bus stop, shore.

  4. 04

    Tax number, bank account, power of attorney

    The Turkish tax number, a multi-currency bank account and the notarised power of attorney can normally be arranged within one working day, with priority handling and no queueing.

  5. 05

    Due diligence and reservation

    Before any deposit come the checks: title deed, charges, mortgages and permits. A reservation follows only after that — and only if the checks came back clean.

  6. 06

    Completion and title deed

    Completion takes place at the land registry with an official interpreter present. At the end the buyer is the registered owner on the title deed, with full rights — and holds the keys.

  7. 07

    Furnishing and setting up

    Furniture, transferring the utility contracts, getting the internet connected, insurance. If the owner has already flown home, delivery and installation are received locally too.

What most people ask first

The first step is a free assessment of what you are looking for. It can take several conversations and carries no obligation whatsoever. We then email you matching properties with photos and an honest description.

Once there are a few worth seeing in person, we help arrange the trip. In Alanya a colleague who speaks your language accompanies the viewings and the entire purchase process.

If you are serious, it is worth travelling with a deposit: good properties sell within days. A deposit is typically ten per cent of the purchase price, but at least a few thousand euros.

First we obtain a Turkish tax number for you. It is a simple process, roughly ten minutes, and needs no appointment.

Next we open a Turkish bank account with euro, dollar and Turkish lira 'pockets'. You receive the card when the account is opened and can use it immediately.

The third step is a power of attorney before a notary, which lets the administration continue in your name. All of this can be done in a single day, because we can arrange priority handling everywhere.

Then comes the sale itself and the issuing of the title deed (TAPU), on which you appear as the owner.

Yes. A foreign individual can acquire property ownership directly in Türkiye. Once the sale completes, you appear on the title deed (TAPU) as the owner, with full rights.

The authenticity of the deed can be checked in the local digital system, even via a QR code. The property can be inherited, gifted and sold at any time.

Before every purchase we check the title: the identity of the owner, any charges, mortgages and the building permits.

The largest item is the title transfer fee, a few per cent of the official value of the property. On top of that come notary fees, translation and interpreting fees, the cost of opening the bank account and the premium for the compulsory earthquake insurance (DASK).

In practice these items together typically amount to a few thousand euros, depending on the value of the property. You always receive the exact, itemised figure in writing in advance — there are no surprises afterwards.

We charge no agency fee on the buyer's side.

For an average property of 90–100 square metres, used a week and a half to two weeks a month, water, electricity, internet, the cleaning after each stay, the service charge (pool and building maintenance) and topping up the Turkish mobile together usually come to a modest sum each month.

The service charge varies a great deal between complexes: it is higher in a development with an indoor pool, sauna and concierge, and considerably lower in a smaller, simpler building. We always show you the actual figure before you buy.

If you wish, we manage the property in full. We pay the bills and the service charge, represent you at residents' meetings and keep on top of everything the property needs.
