Property purchase, utilization

Many people are afraid of leaving the European Union territory when it comes to buying a property. They feel that both their invested money and themselves are safe. However, this is quite the opposite! In Turkey, a European citizen can directly acquire ownership of the purchased property, which means that the buyer becomes the full owner registered in the title deed, which can even be verified using a QR code thanks to the local digital IT system. The purchase price of the properties is determined in euros and payment is always made in euros, so that the transaction price of the properties is not influenced by the local currency (Turkish lira). All raw materials are produced and manufactured locally, so foreign inflation or raw material shortages have no impact on the purchase price. Thanks to the demand for real estate, the value of real estate has increased by 8-10 percent in recent years, which can be considered significant compared to other regions! The revival of tourism has also increased, which makes it easier to rent and use properties intended for capital investment.

Travel options

A European citizen can enter Turkey with an identity card even without a passport. The city of Alanya can be reached by several flights. There are direct flights between Berlin and Antalya (travel time: 3:10 minutes) and between Vienna and Antalya (travel time: 2:40 minutes). The transfer between Antalya and Alanya takes 1:40 minutes. Several airlines offer flights on the routes (e.g. Pegasus, SunExpress, Turkish Airlines, Corendon, Freebird Airlines). The alternative is one-stop transfer in Istanbul, Berlin - Istanbul (travel time: 2:50 minutes), then after a 1-hour waiting time Istanbul - Alanya, Gazipasa (travel time: 1:10 minutes). This route is available with Turkish Airlines. It can be said that the city of Alanya can be reached with an approximately 5-hour flight from Berlin. The flight selection is diverse and is offered by various airlines.

Programs

In Alanya you will experience both lively atmosphere and relaxation. The coastline stretches for more than 20 kilometers and presents completely free beaches with sun loungers and bars. For those who want to swim, there is a pebble beach on one side and a sandy beach on the other. Numerous sports and leisure options await visitors on the beach (jet skiing, banana diving, skydiving, etc.). There's even a waterslide park in town. The mountain behind the city opens up numerous adventure opportunities that can be explored both as part of organized tours and individually. Here you can visit impressive gorges with waterfalls, mountain lakes and restaurants along streams. While during the day the beautiful developed beach, mountain adventures and sports and leisure options offer endless ways to spend time. Enjoy the famous Turkish bazaars, go on boat tours, relax with a traditional Turkish bath and explore, among other things, the fascinating Alanya Castle, which can also be easily reached by cable car. The number and variety of excellent restaurants here range from the most popular fast food restaurants to authentic gastro restaurants. From 11 p.m. onwards, many high-quality music clubs open their doors to the party crowd.

Religion

The majority of Turkish nationals are Muslim, but this is hardly noticeable as the city was built on European tourists and hospitality. Any type of clothing is accepted on the beach. Alcohol is available and can be consumed everywhere. During the Christmas season, similar to European Christian countries, there is a Christmas market. Christmas trees are set up in stores so that visitors can experience an authentic Christmas atmosphere at the Christmas markets during this time. The mosques, which are more than a thousand years old, make the visit an outstanding experience.

Climate

The climate in Alanya is particularly predictable and ideal. Due to its southern location, the city experiences maximum three-month rainy season, which lasts from January to mid-March. Most of the season is characterized by sunny and dry weather. During the summer months, rain is very rare, warm and sunny weather awaits visitors. Swimming in the sea is pleasant from April to December, so you can enjoy the sea and the wonderful sunshine for a long time. Beach bars and restaurants are open almost all year round.

Transport

There are many transportation options within Alanya. Additionally, there is a continous local bus service within the city, enabling us to travel to nearly any destination inexpensively. An alternative option is to use the taxi calling system available in the city. After the taxi call button has been pressed, the next available taxi appears for us. This allows us to travel in an easy, fast, comfortable and affordable way. Car rental is also possible where we can get a rental vehicle without paying a deposit. Infrastructural facilities

The infrastructural development of the city reaches or even exceeds the average level of European cities. Mobile phone network, internet, mobile internet in full coverage, available almost everywhere. Public utilities are built everywhere, the roads and streets are tidy, in most cases paved with cobblestones. Along the roads, there are grassy parts of palm groves, which are watered in the summer months and kept constantly in order. The buildings have a Mediterranean character and are illuminated at night, enhancing the view. Almost every property in Alanya has a pool, in many cases a pool with a slide and jacuzzi, a separate children's pool, as well as a gym and sauna. These are shared in the case of condominiums. A wide pedestrian walkway and bicycle path have been built along the beach, studded with benches, parks, fountains, playgrounds, exercise machines, and ping-pong tables. Walking here is a truly special experience!

Cleanliness

The garbage is delivered in Alanya twice a day for free! There are selective and traditional waste bins placed within reach on every street, as well as garbage collectors on the sidewalks, ensuring cleanliness and hygiene.

Payment, use of money

When someone buys a property in Turkey, we open a Turkish bank account for them. This account has a Turkish Lira, Euro and Dollar account. In Turkey, banks do not charge account maintenance or card usage fees, so there is no risk in opening an account as there is no need to have money in our account on a regular basis to pay bank fees. Through a mobile application we can easily and securely convert the Euro/Dollar currency deposited or transferred to our account into Turkish Lira. You can pay by card everywhere in the shops, and all settlements in the area are fully equipped with ATMs.

Quality of services

I can say with certainty that the quality of Turkish services is excellent almost worldwide. The staff at the service location always strives to solve the guest's problem and satisfy his or her needs. One can observe that the prices for most services are 30-40% cheaper than the European level, so we will not only be positively surprised by the quality of services but also when the bill needs to be paid!

Initially, we determine the buyer's needs without any charges. We then engage in multiple discussions to inform them about the purchase process and various real estate options related to their requirements. After completing the needs assessment, we will help you travel to Alanya, where our colleague will accompany you throughout the entire purchase process. We are always looking for the perfect property according to given needs. You must bring the following: ID card, home address card, passport, and an electricity, water or internet bill that matches the address on the home address card. If you have serious intentions, it is worth to secure a reservation fee for the trip. In our experience, if we don't have the opportunity to reserve the property we are looking for, we can miss out on good deals and there is no guarantee that we will find an equally good deal later. Good apartments are bought immediately. The amount of the deposit is usually 10% of the property, but at least 10,000 euros.

First, we help create a Turkish tax number for the customer. The process is extremely simple. It takes only 10 minutes. There is no need to register or request an appointment, so you can make an appointment at any time.

We then open a bank account in Turkey for the buyer, which has euro, dollar and Turkish lira compartments. There are no costs for opening an account, nor are there any fees for account management or card use. After opening the account, we receive our bank card and can use our account immediately.

The third step is to declare to a notary that we are entrusting the real estate agent with the purchase of the selected property.

All of this can be done in a day and we can provide exceptional administration anywhere.

A European citizen can acquire ownership rights to real estate in Turkey. After the purchase contract has been concluded, the buyer with European citizenship will be listed as the owner on the property sheet. The owner has full control over the property. The property protection is based on European regulations, so that the acquired property can also be inherited.

Taxes and notary fees must be taken into account, although the notary fee is a maximum of 2,000 euros and is independent of the purchase price of the property. There are no additional costs.

In Turkey there are no basic costs for the services; the calculation is based on actual consumption. For a 90-100 sqm property you should expect to pay around 65-80 euros if you spend two weeks a month. These costs include the water, electricity and internet bill, the cleaning fee after our departure, the general costs - maintenance of the pool, maintaining the cleanliness and maintenance of the building.

If necessary, we manage the properties completely. We pay the bills and costs, represent the owner at apartment meetings and take care of the tasks surrounding the property. Every time the owner is in Alanya, we provide a detailed accounting.

There is no tax on the subsequent sale of the property.

The annual property tax for an average apartment of 80-100 square meters is around 1,000 Turkish lira (around 38 euros), which must be paid to the local land registry office by May. We will make payment upon request.

A European citizen can stay in Turkey for 90 days. If you purchase a property over 200,000 euros, you can apply for a residence permit (IKAMET), which entitles you to receive medical care in Turkey. For purchases over 400,000 euros, Turkish citizenship can be applied for, which is automatically granted to the spouse and children.

There is no tourist tax in Turkey. Friends and acquaintances can spend an unlimited amount of time in the relevant property.

If the annual income exceeds 60,000 TL (Turkish Lira), a tax of 10% must be paid to the state office on the above amount.
